Complete?
Having a set of plans is only half the story. The other half
is contained in the Project Manual. Dont set yourself up for
disaster by being only half prepared.
Construction Documents help prevent disputes that may arise when
too much is left open to interpretation. Construction Documents
usually consist of the Construction Drawings and the Project
Manual. The Project Manual contains the following:

- Invitation to Bid
- Instructions to Bidders
- Bid Forms
- Construction Agreement
- General Conditions of the Construction Agreement
- Supplementary Conditions
- Addenda
- Specifications

The Construction Documents are used to set forth in detail
the type and quality of materials and workmanship and all other
requirements for the construction of the project. They also establish
the contractual relationships between the parties that are involved
in the project. These documents are a form of communication with
your contractors and you should be very clear about what you
are asking for. If your bids conform to the specifications of
the Construction Documents, you will be better assured that you
are comparing apples to apples. Your Construction Documents will
also be used when applying for project funding.
This Project Manual is ready to use - just fill in the blanks
with your project specific choices. Where specific products,
manufacturers or other information should be listed, blanks have
been provided for your use in specifying the item. Simply fill
in the blanks and delete any inappropriate items.
